Why Sunderland Homeowners Are Switching to Heat Pumps
For many Sunderland households, heating is the single largest energy cost. Switching to an air source heat pump is one of the most effective ways to bring that cost down, and keep it down.
Is Your Sunderland Home Suitable for a Heat Pump?
Suitability depends on your property type, available outdoor space, and your current heating system. We assess every home individually during a free survey, but here's how heat pumps typically work with the most common properties across Sunderland.
Ex-Local Authority Housing
Found across Pennywell, Town End Farm, Southwick, Thorney Close, and Hylton. Typically 2–3 bed semis or terraces on mains gas with older boilers. Most have rear gardens with adequate space for the outdoor unit. Many of these properties have already had some insulation improvements through previous ECO schemes, which can support heat pump performance. Strong ECO4 candidates.
Bay-Fronted Semis
One of Sunderland's most recognisable property types, common across Roker, Seaburn, Fulwell, Silksworth, and High Barnes. Front and rear gardens, cavity walls, and side access make these well suited to ASHP installation. Many are still running on their original or near-original heating systems, making the efficiency gain from switching substantial.
Newer Developments
Chapelgarth, Ryhope, Doxford Park, Potters Hill, and parts of Washington. Modern builds with good insulation, adequate garden space, and up-to-date electrics. These are typically the most straightforward installations, and BUS grant eligibility is usually strong.
Heat Pump Grants and Funding in Sunderland
There are two government-backed schemes that can reduce or fully cover the cost of installation. With over 60% of Sunderland homes rated EPC D or below and around 19,000 local households in fuel poverty, eligibility across the city is higher than many homeowners realise.

ECO4 – Fully Funded Installations
ECO4 can cover the full cost of an air source heat pump installation at no upfront cost to you. Sunderland has one of the highest eligibility rates in the North East due to the city's housing stock and demographics.
You may be eligible if:
Your home has an EPC rating of D, E, F, or G
You receive qualifying benefits such as Universal Credit, Pension Credit, or Housing Benefit
You own your home or rent privately (with landlord consent)
Sunderland Council also operates LA Flex referrals for households that don't meet standard ECO4 criteria but are still considered at risk of fuel poverty – so it's worth checking even if you're unsure.
Boiler Upgrade Scheme (BUS) – Up to £9,000
Available to homeowners replacing a gas boiler with a heat pump. The grant covers up to £9,000 and is not means-tested. We handle the full application, and the grant comes straight off your invoice.
To qualify, your property typically needs to:
Have an existing gas heating system being replaced
Hold a valid EPC with no outstanding insulation recommendations
Be a home you own and occupy (or a property you're letting)
